The Bucyrus City Board of Zoning Appeals has scheduled a meeting for Tuesday, December 9, 2014 at 12:30 p.m. in Council Chambers on the 2nd floor of City Hall. The Board is meeting to discuss the following:

  • SUBJECT 1: Denise and Floyd Adkins have requested an Area Variance from the Board of Zoning Appeals to add a 32’ by 26’glass enclosed, four-season room to their home at 109 S. Spring Street (SPT IL 153). The lot is located within the R3 Urban Neighborhood Residential Zoning District and development standards require the property maintain a 4’ side yard and a 20’ rear yard and the lot be less than 50% developed. The proposed addition will not meet the required setbacks and will cause the lot to be nearly 100% developed with hard surface.
  •  SUBJECT 2: Robert Vasil, owner of 119 E. Mary Street (WPt Inlot 53 and Npt Inlot 58) has requested an Area Variance to grant a lot split on the lot which the buildings stand. Currently, the lot is non-conforming to the development standards of the General Business District and is considered “Grandfathered.” Any newly created lots are to conform to the development standards of the General Business District. Once split, the buildings will not meet the setback requirements and the newly created lots will not meet the street frontage requirement of 100’. Therefore, Mr. Vasil is seeking an area variance to allow the proposed lot split to move forward to the Bucyrus City Planning Commission.
