GALION, OH (CRAWFORD COUNTY NOW)—Groundbreaking is set for Tuesday, August 19, on a major expansion to Aspen Terrace, Galion’s premier condominium community just off Ohio 309 south of town.
89 Homes & Building Improvements in Jeromesville is the contractor for the building project, the first for Aspen Terrace since the last of its 49 condos was completed in 2007, according to Kathy Brawley, secretary of the Board of Directors.
“This has been many years in the making,” Brawley said. “I think it’s very important for people to know the homes are going to be customizable inside. They’re not basic at all. The outside will very much resemble what’s already here.”
The model – a two-story single home – is being built to the west of the main entrance for prospective buyers, Brawley said. Both singles and doubles averaging 1,500 square feet each will be erected throughout the 23.5-acre property, she said.
The idea to expand got a jump-start last fall, Brawley said, after the board of directors gained the approval it needed from 100-percent of the current homeowners in the association in order to comply with regulations in the Ohio Revised Code.
The formal amendment to expand was filed with the Crawford County Auditor March 31, while the agreement between Aspen Terrace and 89 Homes & Building Improvements was signed July 3, Brawley said. Building plans are on display in the clubhouse.
Don Ebert, president of the association, said the Aspen Terrace community is excited about the venture. “Hopefully it’ll appeal to some of the folks in the area, Crawford, Richland, Morrow Counties, and even people coming up from Columbus.”
No quads will be built this time, Brawley said, but buyers will again have many options for design features. “It’s not like you walk in and get the basic stuff out of the gate. There’s a lot of detail that goes into the homes. They’ll be landscaped and move-in ready when done.”
Aspen Terrace – established in 2000 – features a 6,000-square-foot clubhouse, heated pool, workout room, and walking path, among other amenities. The clubhouse can also be rented to non-residents for birthday parties, showers, and other special events.
