The Bucyrus City Board of Zoning Appeals has scheduled a meeting for Tuesday, July 19, 2016 at 4:00 p.m. in Council Chambers on the 2nd floor of City Hall. The Board is meeting to discuss the following:
SUBJECT 1: Don Cameron, owner of 525 W. Warren Street is seeking an Area Variance from the Bucyrus Board of Zoning Appeals to allow the new deck he had built within the front yard to remain in place. This deck was built in violation of the Bucyrus Zoning Code. According to the code, decks are to be placed in the rear or side yards, not the front. Also, the structure violates the front yard setback requirement. The front yard setback is to be 20 feet from the front property line or the average setback of the principal structures on that block; whichever is less. This deck abuts the front sidewalk and may actually be within the right-of-way of Warren Street.
SUBJECT 2: Kathy Fuller, the owner of the single family home located at 407 E. Mansfield Street and the brick apartment house located at 403 E. Mansfield Street, would like to split the parcel to separate the single family home from the apartment house. Currently both residential structures are located on the same Inlot 174.
The property is located within the Urban Neighborhood (R3) Residential Zoning District. The R3 district requires that all newly created lots shall have a minimum lot area of 5,000 square feet and have a minimum lot width of 50 feet along the street. The lot containing the single family home will not meet these minimum requirements. In order for the lot split to move forward to the Bucyrus Planning Commission, an Area Variance from the Bucyrus Board of Zoning Appeals will be needed.
